In this article, we will share our typical timeline for the interior fitout of medical projects and how we work to accelerate the process for a superior project experience.

 

Q) How long does it take?

While we can’t give the specifics without getting to know you and your needs, we can offer a general estimate of the timeline for your project. This can assist you in generating initial thoughts on redirecting surgical procedures to alternative clinics or determining when to hire additional surgical staff.

 

Our fitout process is broken into distinct stages:

 

Initial Engagement (2-4 Weeks): Typically, this phase takes about a month, within which we conduct a site visit, explore an initial concept plan, and discuss the logistics of the project ahead. This includes understanding potential leasing arrangements, project brief + scope, milestones + program, funding requirements, and construction contract selection options.

Technical Review (2-4 Weeks): After confirming that we are ready to engage, our Technical Review team steps in to thoroughly assess the existing base build and proposed fitout. This is to ensure that no major design considerations or budget costs are overlooked before the Pre-Construction phase commences.

Pre-Construction (1-3 months): Once the Technical review is confirmed, we complete the Developed Design and Building Consent documentation, while preparing for the final Contract signoff.

Building Consent (4-6 Weeks): Apart from minor interior alterations, most construction projects necessitate obtaining building consent. The process involves filing for consent, responding to any council RFI’s, (requests for information), and obtaining the final consent. This timeline depends on the council’s scrutiny and perception of design details regarding their compliance with the Building Code.

Construction (2-6 months): During the construction period we will update you on the schedule in weekly progress meetings, so you can see the progress made and address any discussion points as they arise. The end of the construction period is known as Practical Completion. This is when major contract works are complete, excluding any minor outstanding works.

Opening Date (2-4 weeks after Practical Completion): After Practical Completion, additional client-based commissioning work, such as specialist equipment installation, is required to ensure the facility is ready for its intended use. This work ensures that all systems are functioning correctly before the official opening for patients.

Total Average Project Duration (4-12 months): The project timeline is dependent on the complexity of the project and how promptly you provide us with the necessary details for the design and construction of your facility.

 

Please keep in mind that the timeline provided is an estimate and your project may be completed sooner or later than expected.

1. Detailed Feasibility review: To prevent unforeseen delays and expenses, we prioritize a thorough review of the proposed fitout in the initial stages. This minimizes the need for additional approvals and checkpoints later.

2. Defined Decision-Makers: To ensure a smooth and efficient sign-off process, we agree on a list of key decision-makers from your company. These decision-makers include those from the Finance, Operational, IT, and Marketing departments.
